A Development Impact Assessment is the pre-construction arboricultural report councils expect when a knockdown-rebuild, subdivision, extension or granny flat sits near protected trees. We map the Tree Protection Zone (TPZ) and Structural Root Zone (SRZ), assess how the design will affect those trees, and set out the mitigation that keeps both the tree and the build viable.
Without a council-ready DIA, a planning application stalls. Incomplete mapping leads to requests for further information, redesigns, stop-work notices, or a site that cannot be built as drawn. Getting the report right the first time is cheaper than discovering a protected tree after demolition.
